The site
The site sits to the east of Chalfont St Peter between the A413 and the M25. It is accessed from Denham Lane which extends to connect with Joiners Lane and further west into the Market Place. The site is well connected to nearby shops, transport links and Gerrards Cross station.
The withdrawn Draft Chiltern and South Bucks Local Plan 2036 allocated the site for a sustainable extension to the village of Chalfont St Peter, providing much needed homes and amenity space.
The site covers approximately 2.1 hectares and currently comprises an area of grass bounded by mature hedges and the access and parking area of the former Winkers Nightclub. It also borders further land proposed for new residential development under separate ownership which was also part of the draft Local Plan allocation.
Proposals include a new right turn lane on Denham Lane to ensure access can be constructed within the extent of existing adopted highway.

Vision and proposals
Our vision for the site is to deliver a new sustainable neighbourhood that:
Responds to local context
- A high-quality place with an identity that positively responds to the townscape and landscape character of its surroundings.
- A development that provides new homes to respond to an unprecedented demand for local housing in Buckinghamshire.
Promotes health and wellbeing
- Safe and attractive open spaces, green corridors and play areas to provide opportunities for recreation and the creation of new habitats.
Promotes walking and cycling
- A walkable neighbourhood that connects with the wider network of pedestrian and cycle routes.
- The site is in sustainable location with excellent links to the cycling and footpath network encouraging these alternative forms of travel and meaning that traffic impact is negligible.
Looks to the future
- A neighbourhood with sustainable design solutions which are integral to the development wider sustainability agenda.
To deliver on that vision, the emerging application proposes the following:
Housing and infrastructure
- The site will accommodate up to a maximum of 60 high-quality and sustainable new homes.
- Housing type will be mixed to reflect local need and 50% (approximately 30) will be affordable housing.
- As well as new homes, the development will provide financial contributions to improving local services and infrastructure.
Access
- Vehicular access is provided from the existing access off Denham Lane extending across the site.
- A new right turn lane will be constructed within the extent of the existing adopted highway.
Landscape
- Included in the proposals are new green open spaces providing opportunities for play and relaxation.
- Landscape-led development which retains existing natural features and introduces new planting and green spaces.
- A 10-metre landscape buffer will be provided along the south-eastern boundary of the site.
- Sustainable urban drainage systems (SuDS) will be integrated throughout the development to mitigate flood risk and help control surface water.
- The development will contribute towards a net gain of at least 10% in Biodiversity.
Character
- The proposed development will include sensitive design features which reflect the local character of Chalfont St Peter.
- The development includes different character streets and courtyards incorporating trees and landscape features.
- Proposed buildings with be a maximum of two storeys to respect the local built environment.

Next steps
We are currently holding a public consultation until Friday, 19th December 2025 to gather local feedback on the proposals. Following the closure of the consultation period, we will carefully review the feedback received before the submission of an outline planning application to Buckinghamshire Council early next year.
